Viewings are possible on request and by prior appointment only – we meet in front of the building at Richard-Wagner-Str. 63. However, a viewing is not required: all 30 apartments are furnished exactly as shown in the photos, and the entire rental process is digital. We do not offer online or video viewings. Please note: the apartment is not reserved for you until the viewing date.
No, reservations until a preferred date are not possible. Your booking only becomes binding once both parties have digitally signed the rental contract – until then, first come, first served.
Apartments are rented on a per-semester basis. Booking for the winter semester opens in mid-August, for the summer semester in mid-February. If apartments remain available, you can also book during the current semester.
Yes. The photos in the booking system show the specific apartment. Furthermore, furnishing and equipment are identical in all apartments.
You can check current availability at any time in our booking system at app.rw63.de – the entire rental process also runs digitally there.
We focus on renting to students, but you can also book an apartment without student status. Simply upload your employment contract or other proof instead of a certificate of enrolment.
We do not offer apartments for classic shared flats, but you can move into one of our duplex apartments as a pair.
Booking takes place exclusively via the booking system on our homepage. Simply follow the individual steps on the homepage and you will be guided automatically through the booking process.
You can pay using all available payment methods accepted by our payment partner Stripe. These currently include credit card (VISA, Mastercard, American Express, Diners Club), Apple Pay, Google Pay, PayPal, Alipay and many more. Payment takes place after booking (conclusion of the rental contract) in a single transaction for the entire semester.
After the contract is concluded, you receive a payment link and can conveniently pay the rent for the entire semester online. The handover appointment is arranged after payment is received.
As a rule, our apartments are rented for one semester at a time.
No. The rental contract runs bindingly until the end of the semester. Moving out early does not end the contract – rent and deposit are not refunded proportionally. The deposit is settled as usual after the contract ends.
The deposit is €890 and is refunded after the end of the contract, provided there are no outstanding claims (unpaid rent, damage, excessive soiling). At move-out, the landlord prepares a handover report. Due to administrative processes, the refund may take 4–6 months.
The rental contract is always concluded with one person. The second person is not part of the contract but lives in the apartment as a flatmate. Both persons receive a landlord confirmation (Wohnungsgeberbestätigung) for registration at the Citizens' Office.
Move-in follows the official start of the semester: the move-in date for the summer semester is 1 April and for the winter semester 1 October of each year.
No appointment needed: after signing the contract and paying, you receive an e-mail with instructions for the access app, your PIN code for the gate and keybox, and the Wi-Fi credentials. Your smartphone becomes your key – you can arrive around the clock.
Yes, within 14 days of moving in you must register at the Saarbrücken Citizens' Office (book an appointment online). You will find the required landlord confirmation (Wohnungsgeberbestätigung) in your mailbox after moving in.
Provided are complete furnishing, bed linen, and an equipped kitchenette with dishes, pot and pan; we also provide laundry baskets. You should bring: towels.
Bringing your own furniture is not necessary, as the apartments are fully and comfortably furnished.
No, electricity, water and internet do not need to be registered separately. The apartments are rented all-inclusive of all consumption-based utility costs.
The laundry room is in the basement. You use the washing machine and dryer at standard rates via the "appWash by Miele" app – available on the Apple App Store and Google Play Store. Laundry baskets are provided free of charge – please return them to the basement after use.
Bicycle parking is available in the courtyard. There are no rentable car parking spaces, but resident parking is possible in the surrounding area.
No, pets are not permitted in the apartments.
Yes. Each apartment is a separate dwelling, so you are liable for the fee (currently €18.36/month). BAföG recipients can apply for an exemption.
Personal belongings are not insured through the landlord. We recommend private liability insurance and, if desired, contents insurance.

From 2 weeks before your planned move-out, you can book a handover appointment for the last day of your tenancy via our web calendar. You return the apartment cleaned and in its original condition; the landlord prepares a handover report. Moving out earlier is possible – please arrange this separately with us. Remember to deregister or re-register at the Citizens' Office and set up mail forwarding.
